Buyer Consultation and Listing Data Setup

Buyer Consultation & Listing Data Setup

The Legacy Real Estate Group at RE/MAX Integrity has years of experience helping buyers get into their perfect home,
with a proven system for supporting them throughout the entire process.

In order for our brokers to properly perform their duties, they first need to understand exactly what their clients are looking for in a home.  Taking time to answer your agent’s questions and explain your criteria will help to focus and define your home search from the start.  We are here to help our clients find what they are looking for by listening to their preferences, and using our market knowledge to identify potential properties.

The Legacy Team will take the time to understand your preferred communication style, explain how our technology and tools can help you, and just get to know you!  The broker/client relationship is a huge reason why we enjoy what we do, and getting to know our clients makes our job so much more rewarding.

It is also important for buyers to understand that the tools we use, while very effective, do have limitations.  Not all features can be entered into search criteria fields, but we always do our best to produce tailored and relevant results that meet our client’s needs.

Buyer Survey

When an in-person meeting is not possible, we may ask the buyer to complete a survey defining their criteria.  Your answers to these questions will help us understand how we can support you in the best way possible.

Broker’s Tools

Here at RE/MAX Integrity, The Legacy Real Estate Group utilizes some of the best tools available on the market. These tools are not only for broker use, but for buyers as well. We love to engage our buyers by offering tools with which to perform their own home searches. With personalized technology such as the RE/MAX app and the Legacy Real Estate Website Search, buyers can do just that!

Legacy’s Technology Toolkit

These programs and applications help us to perform our jobs to the best of our ability, and assist both broker and buyer throughout the entire transaction process.  The information below explains what each tool does and how they can be properly used.

The Legacy website offers one of the most comprehensive and accurate home search tools available today.  With updates occurring every 15-20 minutes, our buyers are among the first to receive notification of a new active listing or a change in listing status. Your broker can set up email alerts that will inform you in real time when a home matching your criteria has hit the market.  These emails can be sent out immediately, once a day, once a week or on specified days – however the client prefers.  Talk to your broker to ensure these are set up in a manner that works for you.

If you’re always on the go, and prefer to search from your phone, we’ve got you covered!  Our app allows you to search for properties on your phone, updated in real time. You can update and save searches based on your preferences, and favorite, hide, or share properties to personalize your experience. Contact your broker for a link to download a personalized RE/MAX app to your phone and never miss an opportunity!

The Legacy Real Estate Group utilizes Google Workspace to organize, manage, share, and communicate information among our agents and our clients.  We use Google Drive and Gmail to share important documents and interface electronically. Google’s wide array of applications, compatible over many different platforms, allow us to access documents anytime and anywhere, with unlimited storage for and access to all of our records.

A real estate transaction is made up of many dates, details, and contractual elements. Managing these details effectively is crucial to a successful purchase or sale.  Legacy Brokers use the industry’s best systems and tools, ensuring that no item, big or small, is ever missed. Our online transaction management system, Paperless Pipeline, organizes each broker’s listings and transactions into checklists and inventories with real-time oversight and accountability provided by support staff.

Our agents use DocuSign for electronic signatures and transaction management.  DocuSign is the leading tool in the industry, offering a convenient signing experience that can be conducted virtually on any device, whether desktop, laptop, mobile phone, or tablet. DocuSign is a web-safe tool that allows our agents and clients to sign, send, secure, and store signatures, ensuring that transaction management is reliably recorded and providing a quicker way to close sales and transactions.

A multiple listing service, or an MLS, is a private organization that collects and organizes the real estate listings of all its member brokers in one centralized place.  This allows other brokers to assist each other as they work in the best interests of the buyers and sellers they represent.

Most likely, you’ve inadvertently viewed MLS listings when searching for properties online. As members, subscribing real estate professionals are granted special and advanced MLS access, beyond what is available to the public. Legacy Real Estate subscribes to four MLS providers, which range in size and scope, giving us the most options and results when searching for homes, and the most coverage when listing a new property.

The Willamette Valley Multiple Listing Service (WVMLS) was Oregon’s first MLS, established in 1949. This member-owned nonprofit serves the majority of the Mid-Willamette Valley, including Marion, Polk, Linn, and Benton Counties. Providing services to both the public and its member brokers alike, WVMLS fosters quick and accurate data exchange, allowing us prime access to the newest properties in the Willamette Valley. With special features designed for member brokers, WVMLS’ listing aggregation, syndication, training, technical support, and advertising puts us ahead of the game, so we can put you ahead of the game.

Regional Multiple Listing Service (RMLS) serves over 10,200 real estate professionals in over 2,300 offices throughout Oregon and Southwest Washington. As the Northwest’s largest REALTOR® – owned MLS, RMLS’ database holds an archive of over 1.4 million listings, including over 30,000 active listings, and over 2 million tax records with state-of-the-art industry mapping programs which provide aerial views, street views, plat maps, and more. RMLS sends subscribers like us monthly statistical newsletters and offers trainings so that we are up-to-date and working for you as efficiently as possible.

The Lincoln County Multiple Listing Service (LCMLS) covers Tillamook and Lincoln Counties, a considerable stretch of Oregon’s beautiful coastline. With hundreds of listings from its 275 members, including nearly 2,000 ready-to-develop land, home, condo, shared ownership, and commercial properties, LCMLS allows us to help you find the perfect get-away or new place to settle down. With public listings, community resources, and events right on their homepage, LCMLS provides excellent resources for real estate opportunities at the coast.

The Multiple Listing Service of Central Oregon is a facility providing orderly correlation and dissemination of listing information so that members of the MLS may better serve their clients, customers and the public. The MLS is also a means by which members make blanket unilateral offers of compensation to other members and is a means of enhancing cooperation among its members. Additionally, the MLS is a means by which information is accumulated and disseminated to enable authorized members to prepare appraisals, analyses, and other valuations of real property for bona fide clients and customers, as members’ license status permits.
