Meet with a Legacy Real Estate Agent for a professional consultation. You will receive an overview of the process, advice on how to get your home ready, and an explanation of next steps. Your agent will also use this consultation to gather the data needed to prepare a CMA for you on the value of your home.
Review the CMA and work with your Legacy agent to arrive at an ideal listing price. Begin an official Agency Relationship by signing a Multiple Listing Contract, and other listing documents.
Your listing is marketed using Legacy Real Estate’s full service marketing strategies for maximum exposure.
Your house is shown to interested buyers and agents, via private showings or open houses.
Your agent presents you with all offers received. Offers can be tricky to interpret, but your agent will explain the details of each and alert you to any hidden costs or risks. Once you have selected an offer and accepted it, your agent will conduct any necessary negotiations, extensions, change orders, etc.
LISTING UNDER CONTRACT
Your buyers are now under contract. They will order a home inspection with a licensed inspector, and your agent will let you know when this is to take place. The buyers will then review the inspection report, the title report, and the seller disclosures. They are legally permitted to terminate their purchase agreement if they find any information on these reports to be unsatisfactory.
The house is appraised for the buyer’s financing, and the loan underwriting takes place.
Any repairs that were identified and negotiated during the inspection process are completed and the buyers have their final walk-through.
Buyers and sellers sign the final documents at Escrow. The loan is funded and the deed is recorded.
